'Lake View' stands in  an elevated peaceful setting on the northern shore of Bala Lake just outside the hamlet of Llanycil. This is a tiny rural hamlet that comprises of a chapel adjacent to the lake and a scattering of widely spread properties, largely farms and cottages.

'Lake View' itself is approached by a very little used private lane that gives no through access to a handful of  widely spaced properties that once formed part of the Bryn Tegid Country Estate in times past.  Although there is a wonderful feeling of peace and seclusion, the cottage is not isolated or inaccessible. The rural market town of Bala (0.7 miles) is a pleasant 10-15 minute  stroll along the lake shore and offers an excellent range of facilities.
